1. Prepare for Company

The first step in your home selling journey is to have a tour with your Realtor® to realistically review all of your property`s features and benefits, and those that can be improved before it is listed for sale. In order to have your home showroom ready, go through the property room-by-room, note the details and have a frank discussion of how the property currently shows. Decide what the sellers can contribute in terms of cleanliness, moving and storing of furniture, and general upkeep. Your Realtor® can let you know your options and can advise you regarding large-scale changes.

When You Want to Have Your Property Show to the Best of Its Ability – Think Hotel Chic!

The great thing about the best hotels is that everything is clean, put away and the furnishings all have their place. Not an ounce of wasted space occurs, and the placement of furniture shows off the room in its best light. Decor is simple and soothing, welcoming and neutral. When you walk in the door, you immediately think of settling yourself down and using it as your home-away-from-home! This is the feeling you want to evoke in your home.



2. Do the Math

There are many things to consider when listing your home, most notably what amount of equity you will keep when you finally sell. Other items are what mortgage amount you have, if any, and if you will be required to pay your lender any fees; the amount you will offer cooperating agents for bringing in a buyer, and what fee you will pay the listing brokerage. It’s now time to Review the Market: Set the Price

Before you can set the price of your property, it is smart to review the comparable homes that have sold and are for sale in the area, get an idea of how the home market is acting, and what past markets can teach you about selling your home. Have a frank discussion about options with your Realtor® to ensure that your equity is protected. Your Realtor® can even show you some available homes in person, so you can judge how your property compared to others. Once you have seen the homes you can make a better choice of listing price. Although your agent can provide you with ranges and strategies, you are the one who is making this final decision.

3. Putting Your Home on the Market

•    Sign all the necessary documents to place your property on TREB. 
•    Be accommodating and allow showings when requested to ensure that as many buyers as possible are able to view the home. Limiting showings will discourage buyers from making an appointment to view your property and will drastically increase the time it will take to sell your home.
•    Exit your home during showing appointments so that buyers feel comfortable discussing your property with their representative.
•    Ensure that your Realtor® obtains feedback from all showing agents so that you can review how the market is faring and if there are any changes to make to the property or listing that would make it more appealing to buyers.

4. Let’s Make a Deal

•    This is the opportunity you have been waiting for so there are some important steps to follow. 
•    Your Realtor® will be able to guide you through the offer presentation, explain all the legal items in the agreement, and the next steps. 
•    You should keep your “poker face” on you at all times while the cooperating agent is with you, as any words or emotions expressed can work against you. 
•    Your agent is there to negotiate for you and it is the time to have cool heads prevail. If the two parties agree to all the conditions of the agreement, you have a deal and the home is either sold firm or, as in most cases, sold conditionally.  
•    Be accommodating and be out of the house during any purchasers’ visits and inspections. 
•    There may also be a bank appraisal that can occur. 
•    If there are any issues with the inspection, your experienced real estate agent will be able to explain all of the options with you so that you can make the best decision – they will negotiate on your behalf and keep the deal.
