2019 June 26: This year, more than ever, has seen a market where consumers have been rebounding from the mortgage tightening measures put in place to stem the huge rise in prices in Spring, 2017. (Last year saw a real drop in sales activity as sellers and buyers stayed away from real estate investing, lower mortgage qualifications and deflated consumer confidence.)
This Spring (and the real estate market) this year came about a month later, as strong winter weather put an icepick in what we typically see as the start of the market in February. Instead, May is where the market finally thawed and sellers and buyers were making deals in full force. (So much so that it beat last year's data in terms of average sold price and amount of sales transactions.)
What I've found this Spring is that if a house is priced lower than market value, then there can be a lot of interest and sellers can find themselves in a bidding war. Buyers are able to capitalize on this shift by being the first to view a property and be ready with conditions that are shortened, or removed entirely, or purchase in the summer. (Make sure to do a home inspection!)
